10 Most Common Causes of Roof Damage

CLOGGED GUTTERS

Gutters have a big job, and many people don’t realize it. The gutters take the water from your roof, pushing it down and away from your home or building. When gutters get clogged, the water can’t freely flow away, causing it to back up. 

Pooling can happen on the roof, but your basement or first floor could also suffer water damage. Debris such as leaves, small branches, and bugs can easily get caught in the gutters and downspouts. It is essential to have them cleaned out at least twice a year (spring and fall) to prevent roof damage.

CRACKED OR DAMAGED CHIMNEY

As you look over your roof, pay special attention to the openings around chimneys, vents, and pipes. What you should be looking for is excess wear in those areas. Occasionally, small holes may develop in the mortar around the chimney or vent areas. 

The flashing and shingles may also become loose around the chimney where it goes through the roof. These repairs are often due to regular wear and tear but can cause more significant issues if not taken care of immediately. Checking your roof regularly can help prevent major problems in the future.

IMPROPER INSTALLATION OF SKYLIGHTS

A leaky skylight can be very frustrating. It is often too high to get to and fix from the inside. When a skylight has a small leak, it is usually caused by incorrect measurements and not fitting correctly. 

Other times, the caulking may have worn away, or there may be an issue with the flashing. If your ceiling shows signs of wet spots and leaks from skylights, it can eventually create a more significant problem with mold and other damage if not taken care of immediately.

BROKEN OR DAMAGED SHINGLES

During the regular inspection of your roof, you should be looking for damage to the shingles. If you have splintered, cracked, or curling shingles, then you will want to call Melo Roofing, your top-rated local roofing contractor, to do a more detailed roof inspection.

Another item to note is if you notice moss on the roof shingles or if they appear damp. This could indicate trapped moisture or a leak in the roof and should be taken care of as soon as possible.

Additionally, If you are noticing sandy, black granules on the ground or in the rain gutters, it could be a sign that your shingles are deteriorating. If you see that you have missing shingles, then be sure to note how many are gone. 

It’s common for a couple of shingles to come off during a big storm, but remember that you can’t see the entire roof. If one or two are missing, then there could be a lot more, which can create a problem in the long run.

DAMAGE TO ROOF COMPONENTS

The flashing on your roof is used on the seams or joints of your roof meant to help create a water-resistant barrier on your roof. These are installed under the shingles but can be broken and cause leaks.

MOISTURE & VENTILATION

While a musty attic is typical, it is often caused by moisture getting trapped inside. When the roof and attic area are not adequately ventilated and insulated, moisture gets trapped, causing condensation and mold.

Without the proper ventilation, airflow is reduced, which can cause the wood to rot and roof blistering. The blisters form on the shingles from trapped moisture and excessive heat.

Additionally, if you notice that your energy bills have increased, it could be due to poor ventilation within the attic itself (heat rises). The poor ventilation can also affect the paint on the exterior of your home, resulting in that to blister or peel as well.

OUTSIDE LIGHT COMING THROUGH

If your attic or crawl space is damp or you see the light coming in, they indicate that you need a professional roofer's help. If light can get in, so can water. There may be missing shingles on the roof or possible nail pops on the roof. 

Nail pops occur during changing temperatures (like in upstate, NY) or if the nails were not nailed down correctly. Either way, these can cause many leaks in the roof.

SAGGING ROOF

When a roof starts sagging, it is likely caused by excess moisture in the decking or rafters. This happens with age and too much weight on the roof (multiple shingle layers, more than 2 feet of snow, previous wind damage to the roof). How much of the roof is sagging will determine if it needs to be replaced or if roof repair will suffice.
